Golden Visa

GOLDEN VISA is a permanent residence permit for third-country nationals, usually for a period of five years, which allows its holders to reside and move freely within the EU borders without any restrictions in view of the principle of free movement of persons enshrined in the Treaty of European Union.

In order for a third country national to obtain a "GOLDEN VISA" he/she must meet the following conditions (separately):

  1. To have entered Greece legally.
  2. To have full ownership, prefecture and possession or even an undivided percentage of one or more properties with a minimum total value of two hundred and fifty thousand euro (250,000 €).
  3. To have concluded a timeshare lease lasting at least 10 years in hotel accommodation or tourist furnished residences in complex tourist accommodation of article 8, par. 2 of Law 4002/2011 (Government Gazette A '180), if the minimum amount of the lease also amounts in two hundred and fifty thousand euro (250,000 €).
  4. Alternatively to buy a parcel land or parcel and build a building, provided that the sum of the purchase value of the plot or plot and the contract also amounts to a minimum of two hundred and fifty thousand euro (250,000 €).

In case of co-ownership of a property worth two hundred and fifty thousand euros (250,000 €) or more, the right of residence is provided only if the owners are spouses who own the property indivisibly. In all other cases of co-ownership, the right of residence is granted only if the amount invested by each co-owner is 250,000 €.

  1. If the owner of the property has acquired it through a legal entity, he must own all the shares or corporate shares.

Note: For the above cases, the amount of the real estate will result from the values ​​of the real estate or the lease agreements stated in the contract. It is clarified that the price of the value of the property for the needs of Law 4251/2014 means the amount explicitly stated in the contract that was paid for the purchase and sale. The objective value of the property is not interested unless it is the amount stated in the contract that it was paid for the purchase.

Every third-country national who holds a "GOLDEN VISA", as well as his family members (indicatively spouse, children of the same spouse or up to 21 years old) receive the following benefits:

  • Right to enter Greece for five (5) years
  • Permanent Residence in Greece for five (5) years
  • Right of free movement and residence for 180 days a year in European countries belonging to the Schengen Agreement inside or outside the EU. (Austria, Belgium, France, Germany, Denmark, Switzerland, Greece, Estonia, Iceland Spain, Italy, Cyprus, Latvia, Lithuania, Luxembourg, Malta, Norway, Netherlands, Hungary, Poland, Portugal, Slovenia, Slovenia, Slovenia, Finland)
  • Right to renew the "GOLDEN VISA" every five (5) years under certain conditions.
  • Access to education and all other public structures like any Greek citizen.
